Time for the creative stuff. We'll develop initial concepts based on our conversations - playing with space, light, materials, and flow. Usually we present 2-3 directions so you can see different approaches and figure out what resonates.
You're involved:
Concept presentation, feedback sessions, choosing direction, refining the approach together
Here's where things get real. We take your chosen concept and flesh it out - detailed plans, elevations, material selections, systems integration. You'll see 3D renderings that actually show you what the space will feel like, not just look like.
You're involved:
Review sessions, material selection meetings, 3D visualization walkthroughs, making adjustments
Not the sexiest phase, but crucial. We create construction documents that contractors can actually build from, and handle all the permit applications. Toronto's building department can be... let's say particular, so we make sure everything's buttoned up.
You're involved:
Final approval of documents, signing permit applications, staying informed on submission status
We'll help you find the right builder for your project. We've got contractors we trust, but if you've got someone in mind, that works too. We'll review bids together and make sure everyone's on the same page about scope and expectations.
You're involved:
Reviewing bids together, meeting potential contractors, making final selection, contract negotiations
Construction's started - exciting times! We're on-site regularly to answer questions, solve problems (there's always something), and make sure the design's being executed properly. Think of us as your advocate making sure your vision doesn't get lost in translation.
You're involved:
Regular updates, site visits, addressing change orders, final selections for fixtures & finishes
Add everything up and you're looking at roughly 4-6 months before construction even starts. Then construction itself? That depends entirely on project scope - could be 3 months for a renovation or 18+ months for new construction.
Weather happens. Supply chain issues happen. Unexpected site conditions happen. We build in contingencies and keep communication open so you're never left wondering what's going on. The goal isn't to be the fastest - it's to get it right.
