Look, we've been doing this long enough to know that no two projects are exactly alike. Sure, we've got our process down - but think of it more as a roadmap than a rigid script. Some clients know exactly what they want from day one, others need time to explore possibilities. We're cool with both.

What matters most is that you're part of the journey. We're gonna ask questions, challenge assumptions (including our own), and make sure whatever we design actually works for how you live or do business.

The Journey From Idea to Reality

Here's how we typically roll. Timelines vary depending on project size and complexity, but this gives you the general flow.

Discovery & Consultation

1-2 weeks

This is where we get to know you and what you're trying to achieve. We'll visit the site, talk about your vision, budget realities, and any challenges we might face. No fluff - just honest conversation about what's possible.

You're involved:

Initial meeting, site walkthrough, sharing inspiration & requirements, discussing budget parameters

Concept Development

3-4 weeks

Time for the creative stuff. We'll develop initial concepts based on our conversations - playing with space, light, materials, and flow. Usually we present 2-3 directions so you can see different approaches and figure out what resonates.

You're involved:

Concept presentation, feedback sessions, choosing direction, refining the approach together

Design Development

4-6 weeks

Here's where things get real. We take your chosen concept and flesh it out - detailed plans, elevations, material selections, systems integration. You'll see 3D renderings that actually show you what the space will feel like, not just look like.

You're involved:

Review sessions, material selection meetings, 3D visualization walkthroughs, making adjustments

Documentation & Permits

3-5 weeks

Not the sexiest phase, but crucial. We create construction documents that contractors can actually build from, and handle all the permit applications. Toronto's building department can be... let's say particular, so we make sure everything's buttoned up.

You're involved:

Final approval of documents, signing permit applications, staying informed on submission status

Bidding & Contractor Selection

2-3 weeks

We'll help you find the right builder for your project. We've got contractors we trust, but if you've got someone in mind, that works too. We'll review bids together and make sure everyone's on the same page about scope and expectations.

You're involved:

Reviewing bids together, meeting potential contractors, making final selection, contract negotiations

Construction Administration

Varies by project

Construction's started - exciting times! We're on-site regularly to answer questions, solve problems (there's always something), and make sure the design's being executed properly. Think of us as your advocate making sure your vision doesn't get lost in translation.

You're involved:

Regular updates, site visits, addressing change orders, final selections for fixtures & finishes

The Real Talk About Timelines

Add everything up and you're looking at roughly 4-6 months before construction even starts. Then construction itself? That depends entirely on project scope - could be 3 months for a renovation or 18+ months for new construction.

Weather happens. Supply chain issues happen. Unexpected site conditions happen. We build in contingencies and keep communication open so you're never left wondering what's going on. The goal isn't to be the fastest - it's to get it right.

Absolutely, though timing matters. During design phases? Change away - that's the whole point. Once we're in construction? Changes get expensive fast because stuff's already ordered or built. We'll always be honest about the cost implications before you commit to anything.

That's totally up to you. Some clients want to be in on every decision, others prefer to set the direction and let us run with it. We adapt to your style. What's non-negotiable is showing up for key decision points - you can't delegate those to us and expect magic.

Then we didn't do our job right in the discovery phase, and we'll go back to the drawing board. It doesn't happen often because we do our homework, but if it does, we fix it. Your satisfaction isn't just nice to have - it's literally the point of the whole exercise.
